The HSE has awarded Countrywide Environmental Services Ltd with a new 3 year asbestos removal licence following the successful renewal process. This new licence is valid until October 2027. CESL – 3 Year Asbestos Licence – 11.10.2024-10.10.2027  The award follows a rigorous review of our management systems, technical knowledge and safety performance.

Asbestos removal – Gas and Electrical Safety

It’s safety first in social housing.

Our social housing clients take many steps to ensure that gas and electrical safety checks are undertaken in resident’s homes. These checks reduce the risk of serious accidents such as fires, carbon monoxide, electric shock and leaks etc.

Residents in social housing also have a role to play, enabling compliance checks and inspections to be undertaken. This maintains a safe living environment for all.

Asbestos in homes

In many occasions, asbestos will also be present. This may include hot water pipe insulation, old ventilation pipes, in bath panels, in risers, in panels behind heaters, fire door panels, in floor tiles, in textured coatings and ceiling panels, drain pipes, insulation board, garage roofs and wall panels.

Do treat asbestos with respect. It should be maintained in good condition. Don’t damage it or try to remove it. Your landlord will give advice if there is damaged asbestos material, and otherwise the guidance is to leave it alone.

Isolations for asbestos works

There will be occasions where we have to isolate services for a short period to remove any asbestos as part of compliance works repairs or upgrades. This may be for electrical works, plumbing or refurbishment schemes. A competent person will undertake this work. We will ensure all services are left safe and secure on completion of our work. Do not attempt to work on asbestos containing materials yourself.

Safety with Gas

In respect of gas, we recommend a carbon monoxide monitor is kept in your home. Keep numbers such as The National Gas Emergency Service (0800 111 999) available at all times to report a gas or carbon monoxide leak. Headaches, collapse, nausea and dizziness can be symptoms of carbon monoxide poisoning. Check your appliance works, and are in good condition. Gas Safe engineers only should work on gas appliances.

Don’t attempt to work on gas services yourself. Gas safe Engineers can be found on the register www.gasSafeRegister.co.uk if you need to check their credentials.

Managing RAAC – finding solutions where asbestos is present

Introduction

Reinforced Autoclaved Aerated Concrete (RAAC) was commonly used from the 1950’s to 90’s as a lightweight construction material in schools, colleges and some public buildings.  

Understanding the challenges RAAC presents

The material was often found in flat roofs, pre-cast panels, floors and walls. The period of usage aligns with the use of asbestos. The material had a lifespan of approximately 30 years. As a result, the potential for structural failure can be reasonably expected as time goes on. Water and moisture ingress will invariably affect the integrity of any steel re-enforcement under the circumstances. The structural integrity may be affected where there has been decay at the ends of any beams / panels. RAAC products may have also been coated with other products over a period of time, such as bitumen.  

Asbestos considerations

Where RAAC is suspected to be present, a survey of the building by a structural engineer will be required to identify the risks of structural failure and building integrity. Aligned with this, any asbestos containing materials will need to be identified to ensure safe working for contractors. Reference to the asbestos register and surveys must be remembered.

Within the construction industry, a ‘hidden culture’ discourages workers from finding help and support when they need it.

This year, the main theme is about anxiety. This means dealing with feelings of unease, uncertainty or nervousness. Some anxiety is normal, but when levels rise, the option to talk, find solutions, support or guidance become increasingly important.

Anxiety can stem from difficulties at home or the work-place. We never know what is happening to friends, family and work colleagues. Reaching out to start conversation is always good. It allows those in our circles to feel they can talk.
